  • The Aldgate Story

    The History

    In 1964, two brothers, Ernie & Bernie Goldberger, along with two other associates started Magnolia Builders Limited, a development company in Scarborough, the easterly Toronto suburb. They began, humbly, by building two small industrial buildings and never looked back.

    Over a period of twenty-three years Magnolia became Scarborough's largest exclusive developer of commercial and industrial space. By 1988 Magnolia's portfolio exceeded three million square feet which was all constructed, leased and managed by a small in-house team.

    In 1978 Steve Goldberger joined the company and eventually headed up the property management and general contracting divisions. Steve was personally responsible for construction of over one million square feet of office and industrial space and management of over three million square feet.

    In 1988 the principals decided that it would be in everyone's best interest to dissolve the partnership and, subsequently, equally divided the assets of Magnolia and its sister companies. It was in June of 1988 that the new Aldgate Group was founded with Bernie Goldberger as CEO; Steve Goldberger as President; and Larry Goldberger as Vice President, Property Management.

    The Portfolio

    The Aldgate Group portfolio, consists of both office buildings and industrial buildings in Scarborough. The major property, The Aldgate Corporate Centre, is located at the corner of Markham & Ellesmere Roads in Scarborough. A new mixed-use retail/industrial development is awaiting re-zoning and site plan approval and is anticipated to offer occupancy in 2008.

    The Management Team

    Aldgate is fortunate to have all of its properties located close to each other. We can service our tenants promptly and attentively, and maintain our reputation for reliability and quality.

    The only time we seem to lose an existing tenant, is if we cannot accommodate his space requirements within our own inventory, at that time. Actually, most of our growth has been internal - by tenants expanding within our portfolio.

    The Strategy

    We believe we are in a good position. We have survived two recessions. Our properties have established themselves as quality locations. Our vacancy rate is lower than average.

    Our game plan is to concentrate on keeping our existing tenants, by providing the best service. Our management team continues to keep operating costs low and competitive.

    Because of our good reputation, Realtors call Aldgate first, when looking for space in Scarborough.
